What we actually do while we are there
- Measure net clear opening on every bedroom and basement window against the egress rule — 5.7 square feet, 24 inches of height, 20 inches of width, sill no higher than 44 inches. A double-hung opens half its height, so a replacement that fits the hole often fails the rule, and finding that out after the order is expensive.
- Check safety glazing at every location the code names: in and beside doors, over tubs, beside stairs, low large panes. Tempered runs two to three times the glass cost and a longer lead time.
- Look at the roof-to-wall intersections for a missing kickout flashing, which is the most common serious defect on the outside of a house and the reason walls rot quietly.
- Establish the build year, because on anything pre-1978 the federal lead rule is on the job and that changes how the work is done and what you must be given.
- Look up your jurisdiction — permit, energy code, U-factor, contractor registration, historic district.
- Tell you what we think you should not buy. If your frames are sound and the glass has fogged, that is a glass replacement, not a window replacement.
What we will not do
We do not run a same-day discount that disappears at the door. We do not quote a price that only exists if you sign tonight. And we do not tell people windows pay for themselves in energy savings, because on the published numbers they do not.
